
Whatcom County’s housing market remained active in August, but conditions varied considerably from one community to another.
Across the county, the median sale sale price was $598,500—, essentially unchanged from August 2025. Closed sales sales increased 3.7%, while the number of homes for sale increased 8.4%. Pending-based months of supply rose from 4.6 to 5.0 months, giving buyers somewhat more selection overall.
Bellingham had the highest median sale price at $689,999. Its available inventory increased 21.8%, while closed sales decreased slightly. Ferndale/Custer recorded a median price of $665,000 and a 19.4% increase in closed sales. Lynden’s median price was $525,000, although its relatively small number and changing mix of sales make the 18% year-over-year decline especially important to interpret cautiously.
Blaine and Birch Bay presented a different combination:
• Median sale price: $566,975, up 5.0%
• Closed sales: 38, up 15.2%
• Homes for sale: 208, up 5.1%
• Months of supply: 5.8, unchanged
Blaine/Birch Bay was the only local market in this comparison with a higher median price, more closed sales and no increase in months of supply. Homes did take longer to sell, however, with median market time rising from 20 to 37 days.
For buyers, the area offered more homes to consider without the same inventory increase seen in Bellingham or Lynden. For sellers, increased sales and pending activity indicate that buyers remained active, although appropriate pricing and preparation continued to matter.
These statistics include residential properties and condominiums. Median prices reflect the particular mix of properties sold during each month and should not be interpreted as the change in value of an individual property.
